Seven Seas Le Carnival is a large resort-style condominium in Jomtien by Universal Group Thailand, with 1,500 units in four buildings of up to 28 storeys – A (Rio), B (Brasilia), C (Sao Paulo) and D (Salvador) – designed around a carnival theme. Location & Lifestyle

The project sits on Soi Wat Boonkanjanaram (Soi Bun Kanchana) in Jomtien, about 1 km from Jomtien Beach with quick access to Sukhumvit Road. Beach restaurants, supermarkets, Pattaya city centre, Central Festival and international schools are a short drive away, and U-Tapao Airport is about an hour away, which suits full-time living, holiday stays and rental.

Unit Types & Layouts

Studios of 24–28.5 sqm, studio pool villas of 33 sqm, one-bedroom units of 34.5–50.5 sqm (including pool villa types) and two-bedroom units of 56–62 sqm (including a pool villa type). Units are handed over fully furnished in the project's carnival-inspired design, including air conditioning, LED TV, bed, built-in wardrobes and a kitchenette with appliances. Each unit page shows its own building, floor, view, floor plan and price.

There is also a kids club, landscaped gardens, parking and 24-hour security.

Ownership & Investment

Foreign buyers can own condominium units freehold under the Thai Condominium Act within the 49% foreign quota; purchase funds must be transferred from abroad in a foreign currency. Thai quota units are available for Thai buyers and companies. Payment plan foreign quota: ฿100,000 booking, 30% at contract, 30% in instalments and 40% on transfer; Thai quota: ฿100,000 booking, 20% at contract, 20% in instalments and 60% on transfer. Sinking fund ฿600 per sqm (one-off) and common fee ฿45 per sqm per month. Prices and availability are subject to confirmation with the developer.

• Common-area maintenance: 24 m² × ฿45 per m² per month = ฿1,080 per month.
