What we do for landlords
Marketing to the right tenants
Your unit goes live on our website and the portals we feed, with professional copy in English, German, French, Chinese and Thai.
Tenant screening
We check who the tenant is, how long they stay and how they pay before we bring them to you.
Viewings without you
Leave a key with us and we show the property — ideal if you live abroad or work during the day.
Lease and deposit
We prepare a clear lease, agree the deposit and do a check-in inventory with photos so the hand-back is simple.
Long-term focus
We place monthly and yearly tenants — the kind of rental that is allowed in every Thai condominium.
Renewal on time
We remind you before the lease ends and line up an extension or the next tenant, so your property does not stand empty.
How it works
Send your property details and photos (2 minutes)
We call you back and agree rent and terms
Your listing goes live — you get the link and reference number
We find and screen tenants; you approve and sign
List your property for rent
Rental listings appear in our rental search, on the project pages of your building and on selected portals — always with a trackable reference number.
Questions landlords ask
What does it cost to rent out my property with Pearl?
Listing is free. You only pay our commission when we find a tenant who signs a lease, as agreed with you before we start.
How quickly will my rental listing be online?
Usually within 48 hours once we have complete details and good photos.
Do you also do short-term or daily rentals?
No. We place monthly and long-term tenants. Rentals under 30 days in a condominium need a hotel licence in Thailand, so we do not offer them.
Can I rent out my condo while I live abroad?
Yes. Many of our landlords live overseas. We handle the viewings, the lease and the hand-over, and keep you updated by WhatsApp or email.
Who is responsible for the TM30 notification?
The owner or house master must report a foreign tenant to immigration (TM30). We explain the process and remind you when a new tenant moves in.
Do I have to sign an exclusive agreement?
No. This form is an enquiry, not an exclusive mandate. We only agree on terms with you directly before marketing the property.
Can I also sell the property later?
Yes. Choose “Sell or rent” in the form and we market it to tenants and buyers at the same time.
Prefer WhatsApp?
Send a few photos, the building name and your expected rent — we will take it from there.
