How to judge a real estate agent in Pattaya
Thailand has no licensing system and no protected title for real estate agents. These checks help you judge any agent, including us:
Awards you can verify. Independent awards such as the International Property Awards have public winner pages. Self-issued titles do not.
Public reviews. Google reviews with names and history are hard to fake. Look at the number of reviews and the average, not only the stars on the agent's own website.
A real office in Pattaya. An agent with an office is still reachable after handover, when you need help with defects, renting out or reselling.
Contract support in your language. Contracts, the foreign quota check and the Land Office appointment run in Thai and English. An adviser who speaks your language prevents costly misunderstandings.
Independent lawyers. A good agent recommends an external lawyer for due diligence and contract review, not an in-house "legal team" with a conflict of interest.
No buyer commission. In Thailand the seller pays the commission. If an agent asks you, the buyer, for fees, look closely.

How much does a real estate agent cost a buyer in Pattaya?

Can foreigners buy property in Pattaya?
Yes. Foreigners can own a condo unit freehold in their own name, as long as the building's foreign quota (49% of the total unit area) is not used up. We check this in writing before any reservation. For houses and villas, the building can be in your name, while the land is held through a registered superficies right (Sap Ing Sith) or a registered lease of up to 30 years. Renewals beyond that are only a contractual promise. We no longer recommend a Thai company structure, because of the enforcement against nominee structures.
