The Best Real Estate Agencies in Pattaya: How to Choose (2026)

Thailand has no licensing system for real estate agents, so any "best agency" list is only as good as its criteria. This guide does not rank agencies. It gives you six checks you can apply to any agency in Pattaya, a neutral list of established agencies, and the evidence for our own agency with links, so you can check it yourself.

Six checks for any real estate agency in Pattaya
1. Awards you can verify. Independent awards such as the International Property Awards publish winner pages. Ask for the link. Self-issued titles have none.
2. Public reviews. Look at the number and the average of Google reviews and how far back they go, not only the stars on the agency's own website.
3. A real office in Pattaya. You will need the agency after handover: defects, renting out, reselling. Visit the office.
4. Years in the market. With no licence to check, years in business through several market cycles is one of the few hard signals.
5. Independent lawyers. A serious agency recommends an external lawyer for due diligence and contract review instead of selling "legal services" with a conflict of interest.
6. No buyer commission. In Thailand the seller pays the commission. If you are asked for buyer fees, ask why.
Questions to ask before you sign anything
- "Can I see your company's registration with the Department of Business Development (DBD) and your tax ID?"
- "Where do my deposits sit before transfer, and in whose name?"
- "Who pays your commission, and what is the exact percentage?"
- "Will you send the sale and purchase agreement to my independent lawyer?"
- "Do you have a written appointment from this developer?"
- "How much foreign quota is left in this building today, in writing?"
- "What happens at handover and snagging, and if I want to rent out or resell later?"
