Renting a villa long term

A villa rental in Pattaya is a different decision from a condo lease. You get a detached home on its own plot, usually inside a gated estate east or south of the city, with a garden, covered parking and in many cases a pool of your own. The long-term market this page lists is not the holiday-villa business: nightly and weekly villa lets are a separate trade with separate licensing, and their rates say little about what a twelve-month tenant pays. Long-term villa tenants are mostly families, retirees and remote workers who want space, privacy and room for guests, and who are happy to drive to the beach rather than live above it. Many of them sign for a second year once they have found the right estate.

The running costs behind the rent

The headline rent is only part of a villa budget. A private pool needs weekly cleaning and chemicals, and the pump runs every day, so agree in writing whether the owner's pool service is included. Gardens grow fast here and need regular care; some owners include a gardener, others leave it to the tenant. Electricity is the largest variable cost, with air-conditioning and the pool pump together, so ask to see recent bills before you sign. The contract itself is the market standard: twelve months, a two-month deposit and one month in advance, with a detailed inventory and photos of the pool, garden and appliances at handover.

Listings call many homes villas, so we confirm what a property really offers before you drive out: whether the pool is private or shared with the estate, the plot and garden size, the state of the roof and the pool equipment, and how the estate is managed. We also check the practical life around it, from the distance to schools and hospitals to the shopping route and whether the access road copes with heavy rain.
