Under ฿2 million, Pattaya offers what almost no other seaside city in the region still does: a real choice of ownable homes. The workhorses of this bracket are studios and compact one-bedrooms of roughly 23–35 square metres — the View Talay estates and their neighbours in Jomtien, older but well-located blocks off Central Pattaya's core, and the fringes of Pratumnak. At the very bottom of the range you are choosing between a smaller unit in a newer building and more space in an older one; both can be right, but they age differently, and we're direct about which buildings have kept their standards.
This bracket exists for cash flow. Small units are the easiest stock in the city to let — to winter long-stayers, to working expats, to weekenders from Bangkok — and because the entry price is low, realistic gross yields here typically beat the glossier segments. The discipline is in the running costs: the common-area fee is charged per square metre, an old building with a thin sinking fund can spring special assessments, and a bad juristic office can hollow out a good building in five years.
