  • Under THB 2 million: studios of roughly 22–32 sqm, mostly in older resale buildings or away from the beachfront.

What to Check Before Buying an Affordable Condo

  • Foreign quota: in popular budget buildings the 49% foreign quota is often full. Confirm the unit can be registered to a foreigner before you pay anything; see what to check before you pay a deposit.

  • Unit condition: budget for air conditioning, bathroom and furniture updates if the unit has not been renovated.
  • Rental rules: monthly and yearly lets are allowed. Stays under 30 days need a hotel licence under the Hotel Act, and many resort buildings ban them outright.
