Is a Sea View Worth the Premium in Pattaya? A Same-Building Price Comparison

Is a sea view worth paying more for in Pattaya? Buyers often use 10–15% above a comparable city-view unit as a starting allowance. The useful test is to compare like with like inside one building: the same developer price schedule, unit type, floor, area, fit-out and ownership quota.

Two matched pairs at Soondri Wongamat show how that works. These are developer listings, not a mix of developer prices and discounted private resales. The project is under construction, so the advertised sea outlook and final sightlines should be checked against the exact unit plans and surrounding plots.

Two matched pairs, one developer

The prices below are advertised VVIP asking prices on Pearl Property listings checked 23 September 2026. They are not completed sale prices. Each pair has the same floor, internal area, bedroom count, fit-out category and ownership quota.

Pair 1: 42.2 m², floor 42, foreign quota

The sea-view asking price is ฿1,579,756 higher, or 12.9% above the city-view unit. Both are one-bedroom, one-bathroom units on the 42nd floor, listed as fully fitted in the foreign quota. The developer labels them A2 right/city and A2 left/sea.

Pair 2: 45.2 m², floor 44, Thai quota

Here the sea-view asking price is ฿1,290,135 higher, or 10.6%. Both are one-bedroom, one-bathroom, 45.2 m² units on the 44th floor, fully fitted and listed in the Thai quota. The developer labels them A4 right/city and A4 left/sea.

Across these two developer pairs, the asking-price premium falls within the 10–15% planning range. It is a useful benchmark for this building, not a guarantee that every Pattaya condo will be priced or sold at that difference. Orientation and any plan details beyond the listed type can still influence the price.

For rentals, the view is usually a weaker reason to pay more

If the condo is mainly a rental investment, the purchase premium has to earn its way back. A sea view may help attract tenants or support a higher advertised rent, but in many rental-focused purchases the extra rent does not fully compensate for a 10–15% higher purchase price. Vacancy, management, maintenance and common-area fees make the calculation harder still. We would not pay the sea-view premium for yield alone without matched rental evidence from the same building.

Use the developer pairs above as a reality check. The extra capital required is about ฿1.29 million in one pair and ฿1.58 million in the other. At an illustrative 5% annual return target, that extra capital would need to produce about ฿64,500–฿79,000 in additional net income per year—roughly ฿5,400–฿6,600 per month—before the investment case improves on the city-view alternative. That is a hurdle calculation, not a rent forecast. Check real leases, occupancy and costs before relying on it.

For a home or holiday apartment you will use yourself, the calculation is different. You may happily pay more to see the water every morning. That personal enjoyment is a valid reason to buy a sea-view unit, even when the rental numbers alone do not justify the premium.

Will the sea view still be there?

Before paying extra, look at every parcel between the apartment and the sea. A large vacant site directly in front of the building is a warning sign: a future condo or hotel could take away the very outlook you paid for. Ask who owns the land, what can be built there and whether any applications or approved plans exist. Do not treat today's clear view or a sales rendering as a permanent promise.

A genuine direct-beachfront unit, with no buildable parcel between the tower and the water, generally offers a more durable sea outlook. That makes the premium easier to defend for personal use. Even there, check the exact apartment's angle, neighboring sites and any legal or planning constraints; “beachfront” by itself is not a legal guarantee of an unobstructed view.

Can the building's facilities give you the view instead?

Some Pattaya condos have a rooftop terrace or sky pool with a better sea panorama than many individual apartments. If you will mostly enjoy the water at sunset or while swimming, compare a lower-priced city-view unit with access to those shared spaces. Check their opening hours, crowding, access rules and ongoing maintenance. A private sea view still offers something the rooftop cannot: the outlook is available whenever you are at home.

What should a buyer check before paying the premium?

  1. Confirm the exact outlook and its durability. Check the balcony and window views, unit orientation, vacant land in front, neighboring plots and possible future construction. For an unfinished project, ask for the exact unit plans and available planning information.
  2. Match the commercial terms. Compare prices from the same seller category and price schedule. Check whether promotions, payment timing, furnishing, transfer costs and ownership quota are truly comparable.
  3. Put the difference in baht. A percentage is a starting point. In these pairs, the premium is roughly ฿1.29–1.58 million. Decide whether the daily enjoyment of the view is worth that sum to you.
  4. Choose for the way you will use the condo. For personal use, decide how much the daily view is worth to you. For rental income, compare actual rents and net returns for matched units. Also ask whether a rooftop terrace or sky pool already gives you the sea view you want.

Our answer: a lasting sea view can be worth the 10–15% premium when you buy primarily for yourself and will enjoy it regularly. At Soondri Wongamat, two close developer matches show 10.6% and 12.9% higher asking prices for the advertised sea-view units. For a rental-first purchase, the extra rent often does not repay the higher entry price, so run the net numbers before paying more. Prioritise a protected outlook—especially genuine direct beachfront—and consider whether the building's rooftop facilities already meet your need for a sea view.

Source and method: Pearl Property listings for Soondri Wongamat units 4203, 4207, 4403 and 4407, checked 23 September 2026. Percentage premium = (sea-view asking price − city-view asking price) ÷ city-view asking price; figures rounded to one decimal place. Prices, promotions and availability can change.
