Above that quota, units are commonly offered as a registered long-leasehold. Budget roughly 3–6% of the price for transaction costs: the Land Office transfer fee is 2% (usually split with the seller), plus stamp duty, specific business tax and any withholding tax that applies to the seller. Foreign-freehold purchases also require the funds to enter Thailand in foreign currency (an FET certificate). A resale unit typically completes in about 4–8 weeks; an off-plan unit transfers on handover.
