Parking in a Pattaya Condo: What to Ask Before You Buy

Before buying a condo in Pattaya, check three things: its parking percentage, the approved parking requirement and your own right to use a space. These are different questions. A development advertised with “50% parking” does not automatically give every second apartment a private bay, and that percentage alone does not establish legal compliance.

What does the parking percentage mean?

Calculate the ratio as car spaces divided by residential units, multiplied by 100. A building with 120 car spaces and 300 apartments has 40% parking: four spaces for every ten apartments. It does not mean that 40% of the land is parking.

Ask the developer or juristic office for the underlying figures. Check whether they include visitor spaces, tandem positions or mechanical parking, and whether the apartment count covers the whole development or only one phase. Keep motorcycle spaces separate from car spaces.

A2006030%
B20010050%
C20016080%

These are illustrative calculations, not figures for real projects or legal thresholds. Even 100% parking does not establish that your apartment has an allocated bay.

Which parking rules should Pattaya buyers check?

Pattaya City's building-permit manual places plan review with its Building Control Division and requires compliance with national building-control legislation and other applicable laws. For a Pattaya City condo, the relevant starting point is the national framework outside Bangkok, alongside the project's approved plans and any applicable local conditions.

Under Ministerial Regulation No. 7, B.E. 2517, consolidated with amendments, clause 2(3) identifies condominium accommodation of at least 60 square metres per family. In the non-Bangkok branch, clause 3(2)(c) requires at least one car space per two families, with an incomplete pair rounded up. That qualifying scope matters: this is not a universal 50% requirement across every apartment size.

For a building within the regulation's “large building” category, clause 3(2)(h) compares the use-based requirements with one car space per 240 square metres of building area, rounding up and using the greater requirement. Mixed uses require additional consideration under clause 4.

For your shortlisted building, ask for the approved parking schedule and calculation. Have the project architect or Pattaya City Building Control confirm the applicable requirements, approval date and local conditions. A sales brochure cannot certify the minimum. For properties marketed as “Pattaya” but outside Pattaya City's boundary, confirm the responsible local authority.

Does your purchase include a space?

Ask whether parking is allocated or shared on a first-come basis. If a particular bay is promised, identify it and ask your lawyer which documents establish the arrangement. An access card or vehicle sticker does not, by itself, show that a bay is reserved.

  • Approved minimum: what the building's plans and parking calculation require.
  • Actual provision: usable spaces, with visitor and unavailable spaces explained.
  • Your entitlement: shared or allocated parking, charges and vehicle limits.

Check everyday usability

Visit during a busy evening as well as a quiet appointment. Try the entrance, ramps and bay with your vehicle or its measurements. Check the route to the lift, lighting and pedestrian access. For tandem or mechanical parking, ask how vehicles are moved and what happens during maintenance.

Check scooter parking, visitor limits and tenant access separately. EV owners should ask whether charging exists, how it is billed and whether private installation is permitted. Our guides to condo fees and managing a condo from abroad cover related costs and access arrangements.

Before committing: your checklist

  • Recalculate the ratio using confirmed apartment and car-space counts.
  • Request the approved parking schedule and applicable legal calculation.
  • Confirm allocated or shared parking and get important terms in writing.
  • Check vehicle fit, guest and tenant rules, fees and charging arrangements.
  • Visit at a busy time and have purchase documents checked by your lawyer.

The agency as a whole advises in English, German, Thai, French and Chinese, and covers condos, houses, villas, land and new developments across Jomtien, Pratumnak, Wongamat, Naklua, East Pattaya, Huai Yai, Na Jomtien and Bang Saray — whether you are looking at an off-plan unit in a new project or a resale condo. If you would rather have that first conversation in German, ask for Peer when you contact the office.
