What counts as a luxury house in Pattaya

On the ground, “luxury” usually means a gated pool villa on a proper plot: 3–5 bedrooms, a private pool, and land east of Sukhumvit or on a quieter coastal stretch. What you usually get

A typical luxury pool villa here is two storeys, 3–5 bedrooms, covered parking and a private pool in a gated street. Communal gym and clubhouse are common in the newer villages. Infinity edges and private cinemas exist, but they are the exception — check the listing, not the brochure language.

What they cost in 2026

Use baht, not dollar headlines:

  • Family house (often no private pool): about ฿3.5M–฿10M
  • Modern 3–5 bedroom pool villa: about ฿9M–฿25M — this is the core market
  • Large golf-course or beach-side estate: ฿25M and up

Financing

Thai banks rarely lend to non-residents on house-and-land. Most foreign buyers pay cash or use a home-country facility. A few international lenders will look at the file, usually at higher rates. We flag this before you shortlist, so the budget is real.

You can own the building. You cannot own the land in your own name. Everyday structures are a registered 30-year lease (often with renewal terms in the contract) or a Thai company that holds the land. Both are standard on Pattaya gated estates. Space, a private pool and quieter streets. Holiday-rental demand is stronger on pool villas than on pool-less family houses (typical gross yields on well-run villas sit around 5–8%). Full-time families often prefer more indoor space for the same budget and skip the private pool. That trade-off belongs in the first viewing, not after booking.
