Living in East Pattaya: Daily Life, Distances and Who It Suits (2026 Guide)

Living in East Pattaya feels very different from living on the coast. This inland belt east of Sukhumvit Road is where many buyers look for space, a garden and a private pool, and where several international schools and golf courses sit among gated villages. This guide explains what daily life can look like, how far things are, which homes you will find and how to test whether the area suits you before you commit.

What is East Pattaya?

On Pearl Property’s East Pattaya neighbourhood page, East Pattaya is described as the broad inland belt east of Sukhumvit Road, stretching from Nong Pla Lai and Pong down past Lake Mabprachan towards Huai Yai. Our guides also call it the city’s house and pool-villa heartland. Our neighbourhood guide mentions that it is sometimes nicknamed the “Dark Side”. Expect housing estates, detached homes and townhouses rather than beachfront towers, and a beach that is a drive away rather than a walk.

What is nearby, and how far?

The table uses the distances on our East Pattaya page, measured in a straight line from the centre point of the area. Real driving distances are longer and depend on traffic, so treat the numbers as a first filter, not as travel times.

PlaceStraight-line distance
Highgate International School Thailand2.5 km
Tara Pattana International School3.2 km
Siam Country Club (Old Course)3.5 km
Lake Mabprachan2.5 km
Bangkok Hospital Pattaya6.6 km
Central Marina Pattaya7.5 km
Pearl Property office (Jomtien Second Road)8.7 km
U-Tapao International Airport26.4 km
Suvarnabhumi Airport (Bangkok)88.8 km

A typical day: plan for distance

Most addresses in East Pattaya sit several kilometres from the shopping, the hospital and the sea. That can be a good trade for quiet streets and larger plots, but it changes your routine. Before you decide, write down your week: school runs, groceries, exercise, medical visits, social life. Then test the real journeys at the times you would make them. Our short test is simple: drive or ride each route at rush hour and again on a weekend, and note how long it takes and how you would do it if you did not drive.

Families, schools and daily services

Two international schools, Highgate and Tara Pattana, are listed within roughly three kilometres in a straight line. Our expat guide compares the main international schools in more detail, so use it to shortlist and then visit the schools yourself. Ask each school about its own admission rules and fees, and check the real route from the village you are considering.

Which homes are available?

East Pattaya is mainly houses, pool villas and townhouses in gated villages and new developments. As of 4 November 2026, Pearl Property’s page lists 102 houses and pool villas for sale in East Pattaya, from THB 2.79 million, with a median asking price of THB 12 million. This is a dated snapshot of our own listings, not a market-wide figure, and it changes as listings change. For a shortlist of villages, read our guide to the best pool villas in East Pattaya. This guide stays on daily life.

  • Houses and townhouses suit buyers who value space and a garden.
  • Pool villas suit families and long-stay owners who will use the pool every day.
  • Condos are a small part of what we list here; if you want a condo, compare the coast first.

Who East Pattaya suits, and who may prefer the coast

East Pattaya may suit you if…The coast may suit you better if…
You want a house, garden or private poolYou want a condo with shared facilities
You have school-age childrenYou want to walk to the beach or restaurants
You are comfortable driving or hiring driversYou prefer to live without a car
You value quiet residential streetsYou want nightlife and services nearby
You plan a longer stay and want spaceYou plan short visits and a lock-up-and-leave home

A checklist for your visit

  • Visit at least twice: a weekday at rush hour and a weekend.
  • Time the drive to the nearest supermarket, hospital and school you would actually use.
  • Walk the village: roads, drainage, street lighting, neighbours’ upkeep.
  • Ask the village or juristic office about common fees, security, water supply and who maintains the roads and shared areas.
  • Ask residents what they like and what they would change.
  • Check what is being built nearby and how it might affect noise and traffic.

Ownership rules for foreigners buying a house and land are different from those for a condo. Read our law guide for the overview, and take advice from an independent lawyer before you pay a deposit. We have not set out the details here.

Next step

Start with our East Pattaya neighbourhood page and the current houses for sale in Pattaya, then shortlist two or three villages. Pearl Property can arrange viewings at different times of day, introduce you to people who live there and help you compare East Pattaya with the coast.

Peer Johannsen

Peer Johannsen is the Managing Director of Pearl Property Pattaya, an agency working in the Pattaya market since 2015. He advises in German and English, and buyers who want the legal side of a Thai purchase explained in their own language can ask him to walk through it: what foreign quota means for a condominium, where a leasehold structure is used instead of freehold, and what happens between reservation and transfer of ownership. The agency as a whole advises in English, German, Thai, French and Chinese, and covers condos, houses, villas, land and new developments across Jomtien, Pratumnak, Wongamat, Naklua, East Pattaya, Huai Yai, Na Jomtien and Bang Saray — whether you are looking at an off-plan unit in a new project or a resale condo. If you would rather have that first conversation in German, ask for Peer when you contact the office.
