Where to look around the lake:
The ring road itself — lakeside cafés, jogging and cycling on the doorstep, and the villa villages with the shortest walk to the water. The most sought-after addresses in the area, priced accordingly.
West towards Pong and the two championship golf courses: mature gated estates, international schools within a few minutes and the quickest run back into the city.
Beyond the lake the plots grow again and prices per square metre of land fall — the value end of the Mabprachan market, still inside the same school and golf catchment.
If nothing on the lake fits, the surrounding belt from Nong Pla Lai down towards Huai Yai carries several times the inventory at a similar price per square metre.
