The map covers the ring of villages around Lake Mabprachan in East Pattaya — quiet lanes between Pong and the Siam Country Club golf courses, generous plots, international schools nearby and the beach about 15 minutes away.
Mabprachan is where most Pattaya house buyers end up looking, because it answers the question everyone arrives with: how much house does my budget buy if I give up walking distance to the sea? The honest answer here is a great deal more than anywhere closer in.
| Type | Indicative price | Notes |
|---|---|---|
| Family house | ฿3.5M – ฿8M | Established gated villages on the lanes off the lake road |
| Pool villa | ฿8M – ฿20M | The bulk of the market — modern 3–4 bed pool homes |
| Lakeside luxury | ฿25M+ | Larger plots and architect-designed builds near the water |
Where to look around the lake:
The ring road itself — lakeside cafés, jogging and cycling on the doorstep, and the villa villages with the shortest walk to the water. The most sought-after addresses in the area, priced accordingly.
West towards Pong and the two championship golf courses: mature gated estates, international schools within a few minutes and the quickest run back into the city.
Beyond the lake the plots grow again and prices per square metre of land fall — the value end of the Mabprachan market, still inside the same school and golf catchment.
If nothing on the lake fits, the surrounding belt from Nong Pla Lai down towards Huai Yai carries several times the inventory at a similar price per square metre.
Foreigners cannot own land in Thailand directly, but the house market is still very much open: the building itself can be owned in your name, while the land is held through a registered 30-year leasehold (renewable by agreement) or a Thai company structure. Both are everyday, well-trodden routes — we and our partner lawyers structure them safely and explain the trade-offs before you commit.

Family homes in the established gated villages typically trade between ฿3.5M and ฿8M, modern pool villas make up the bulk of the market between roughly ฿8M and ฿20M, and lakeside luxury builds on larger plots run from ฿25M upward. Prices per square metre of land are a fraction of the beach roads.
Yes. Foreigners cannot own land in Thailand directly, but the building can be owned in your name with the land held via a registered 30-year leasehold or a Thai company structure. Both routes are everyday practice in the East Pattaya villa market; we and our partner lawyers review every contract before you sign.
Jomtien and Central Pattaya beaches are about 15 minutes by car. Regent's International School and the Siam Country Club courses are inside the area itself, which is the main reason families choose Mabprachan over the coastal condo strips.
Mabprachan is the most established, most sought-after pocket of East Pattaya, so it prices slightly above the belt average and resells more easily. If you want the same money to buy more land, look further out towards Nong Pla Lai or Huai Yai — we list both and can show you the trade-off on one map.
