Pratumnak Hill sits between Central Pattaya and Jomtien and is deliberately different from both: height restrictions near the top of the hill keep much of it low-rise, supply is genuinely limited, and the area holds value better than the high-volume beachfront strips. In 2026's buyer's market, Pratumnak is the notable exception — well-located units with foreign quota still sell close to asking.

Pratumnak is small, but each side of the hill lives differently — administratively it sits inside Nong Prue, wedged between Central Pattaya and Jomtien. Views, noise and walkability change within a few hundred metres.

Cosy Beach side

The seaward slope of the hill — buildings with genuine sea views, walkable to the small Cosy Beach below. The closest thing Pattaya has to a quiet resort hillside, minutes from Walking Street.

Top of the hill (Buddha Hill)

Quiet, green and height-restricted around the Big Buddha temple. Low-rise buildings among the trees — the lowest-density living this close to Central Pattaya, prized by long-stay residents.

Thappraya Road side

The convenient flank of the hill along the main Pattaya–Jomtien road: shops, restaurants and the baht-bus route on your doorstep, with both Walking Street and Jomtien Beach a few minutes away.

Foreigners can own a Pratumnak condo freehold in their own name within a building's 49% foreign quota. On the hill that quota matters more than anywhere else in Pattaya: the most popular buildings have been favourites of international buyers for years, so foreign quota is frequently full — and a "foreign quota" unit often carries a visible price premium over the same layout in Thai quota. Why is Pratumnak more expensive than Jomtien?+
Scarcity. Pratumnak Hill is a small area with limited land, height restrictions near the top of the hill and very few new launches, so supply grows slowly — the opposite of Jomtien's high-volume beachfront strip. That scarcity shows up in prices: Pratumnak trades at a higher price per square metre than Jomtien, and well-located units with foreign quota still sell close to asking even in 2026's buyer's market, while high-supply areas see much deeper discounts.
Can foreigners own a Pratumnak condo freehold?+
Yes. Under Thailand's Condominium Act, foreigners can own a Pratumnak condo freehold in their own name, as long as foreign buyers hold no more than 49% of the building's total floor area. Because the hill is so popular with international buyers, many of Pratumnak's best-known buildings have their foreign quota fully taken — in which case a registered 30-year leasehold or a Thai-quota purchase are the alternatives. Is Pratumnak good for rental investment?+
Yes, with a different profile from Jomtien. Pratumnak's rental demand is dominated by long-stay tenants and winter-escape visitors — European retirees and remote workers who stay for months, not days. Turnover is lower than in Jomtien's tourist-driven market, which means fewer vacant weeks, less wear and steadier income. Entry prices are higher, so gross yields are typically a little lower than the best Jomtien deals — but resale values on the hill have historically held up better.
How far is Pratumnak from the beach and the city center?+
Pratumnak Hill sits directly between Central Pattaya and Jomtien. Cosy Beach is at the foot of the hill and walkable from many buildings on that side; Walking Street and Central Pattaya are around five minutes by car or motorbike taxi, and Jomtien Beach is roughly the same in the other direction. The baht-bus route along Thappraya Road connects the hill to both Pattaya and Jomtien for a few baht per ride.
Are there height restrictions on Pratumnak Hill?+
Yes. Building height is restricted near the top of the hill around the Big Buddha temple area, which keeps much of Pratumnak low-rise and green. That is a feature, not a bug, for owners: restricted height means restricted supply, protected sea views from the slopes and a quieter, lower-density feel than anywhere else this close to Central Pattaya — all of which supports long-term resale value.
