Pratumnak Hill sits between Central Pattaya and Jomtien and is deliberately different from both: height restrictions near the top of the hill keep much of it low-rise, supply is genuinely limited, and the area holds value better than the high-volume beachfront strips. In 2026's buyer's market, Pratumnak is the notable exception — well-located units with foreign quota still sell close to asking.

Per square metre, Pratumnak trades above Jomtien but below prime Wongamat beachfront. The reason is supply: the hill has little developable land left, height limits near the top cap what can be built, and new launches are rare — so prices are set by scarcity, not by the discounting that dominates Pattaya's high-supply strips.
