Jomtien vs Central Pattaya — which is better?+
Jomtien is quieter, more residential and noticeably better value per square metre than Central Pattaya, with a 6 km beach and a relaxed, beach-first lifestyle. Central Pattaya offers more nightlife, shopping malls and walkability. Buyers who want beachside living and value tend to choose Jomtien; buyers who want to be in the middle of the action pay the Central Pattaya premium.
What are common area fees in Jomtien condos?+
Most Jomtien condominiums charge common area fees of roughly ฿30–60 per square metre per month. Older buildings such as the View Talay series sit at the low end (around ฿20–35/sqm), while newer resort-style projects with large pools and facilities can charge ฿50–70/sqm. When buying new from a developer, a one-off sinking-fund contribution (typically ฿400–700/sqm) also applies at transfer.
