“A 2026 shortlist of the best condos on Pratumnak Hill — Pattaya's quiet premium address — compared by sea views, price and value retention, with honest pros and cons for each building.”
The best condos on Pratumnak Hill in 2026 combine protected sea views, low-density buildings and Pattaya's strongest value retention. Our current shortlist is led by The Panora Pattaya for panoramic views, Zenith 2 and Zenith Pattaya for wellness-resort living, Level Pratumnak for boutique mid-rise value, and Grand Solaire Pattaya for high-floor bay views. Below we compare all six on price, style and who each one suits.
Pratumnak Hill — the leafy cape between Central Pattaya and Jomtien, crowned by the Big Buddha temple — is known locally as the "Beverly Hills of Pattaya." Because the hill cannot add land, supply stays disciplined and resale values hold up better than almost anywhere else in the city. That makes building selection here more about view protection and management quality than raw price. For the full area picture, see our guide to living on Pratumnak Hill.

Pearl Property Pattaya is an award-winning agency — winner of three International Property Awards Asia Pacific 2026–2027, including Best Single Office Real Estate Agency Thailand. This shortlist is built from live transactions on the hill, not brochures. We ranked buildings on four criteria that matter most on Pratumnak: view protection (is there buildable land between you and the sea?), juristic-person and management quality, price per square metre versus the building's peer group, and resale liquidity. Every building below scores well on at least three of the four.
The Panora set the standard for panoramic sea-view living on Pratumnak. Silvan Property completed the 342-residence tower in December 2020, and its curved facade is engineered so the majority of units face the Gulf rather than each other — the high floors deliver some of the most protected, genuinely unblockable views on the hill. It is the building other Pratumnak projects are measured against, and the one buyers name first when they describe what they came to Pattaya for.
Inside, the building trades on restraint rather than gimmicks: a generous arrival lobby, rooftop facilities that take in the full sweep of the bay, and a pool deck set back from the road. The juristic person has kept the common areas in the condition buyers expect at this level, with a common-area fee around ฿55 per m² per month and a ฿600 per m² sinking fund. Because it is finished and occupied, you can inspect the exact unit, the exact view line and the real lift wait before committing — a meaningful advantage on a hill where two floors can change the entire outlook.

Zenith 2 is the most distinctive current project on the Pratumnak side. Instead of another tower, Strong Family Home is building around 900 residences in six eight-storey buildings arranged around lagoon-style pools and landscaped zen gardens on Thappraya Road — the corridor that connects Pratumnak Hill with Jomtien Beach. Completion is scheduled for Q4 2029, a long runway that lets off-plan buyers stage payments comfortably.
The heart of the scheme is a dedicated six-storey clubhouse: fitness centre, sauna and steam rooms, yoga spaces, co-working area, residents' lounge and a kids' club — an amenity offer that reads like a resort rather than a mid-market condo. Layouts run from one to three bedrooms, most orientated onto the pools and gardens instead of a neighbouring building, and at eight storeys the scale stays human. The extended timeline also produces one of the most cash-flow-friendly structures in the city: foreign-quota buyers typically pay 30% on contract, 60% staged through construction and just 10% on transfer, with the common-area fee set at ฿50 per m² per month.

Off Thappraya Road Soi 15, Zenith Pattaya — the first project from the same developer — leans hard into wellness: a Japanese onsen, Technogym fitness, a rooftop infinity pool and a garden lounge wrapped around a resort-style pool courtyard. With 582 residences and completion due in December 2028, it is one of the hill's most accessible modern buildings and the reason the Zenith concept earned a second, larger sister project nearby.
What makes the pricing work is position rather than compromise on specification: you sit minutes from both Jomtien Beach and Central Pattaya without paying the hilltop premium, and the amenity list runs deeper than in many buildings costing considerably more. That combination is also the rental story — furnished one-bedrooms in wellness-led buildings on this corridor let easily to long-stay European and remote-working tenants. Budget ฿60 per m² per month for common-area maintenance and a ฿600 per m² sinking fund.

Level Pratumnak is the boutique mid-rise model Pratumnak excels at, executed cleanly: Alza Real Estate is building just 139 residences over eight floors, plus a rooftop level and basement parking, with completion targeted for Q3 2028. Manageable building size, a walkable location near Cosy Beach and a sensible price per square metre — this is the kind of building that rents easily and resells without drama.
The unit mix is deliberately broad for such a small building — studios, one-bedrooms, 1+1 layouts and two-bedrooms — which keeps the future resale pool wide instead of betting on a single buyer type. The rooftop is where a 139-unit building competes with the towers: pool, sun deck and lounge terrace with the Gulf in the frame at sunset. Foreign freehold is available within the 49% quota, the payment plan runs 30% on contract, 40% through construction and 30% on transfer, and maintenance is budgeted at ฿55 per m² per month.

Towards the Central Pattaya edge of the hill, Grand Solaire anchors the skyline for buyers who want Pratumnak proximity combined with high-floor bay views and quick access to the city's malls and restaurants. SLR Development's tower is due to complete in October 2026, making it the nearest significant handover on this side of the city — relevant if you want a new-build finish without waiting until the end of the decade.
Scale is the story here. With 2,326 units across the development, the amenity deck is unusually deep — pools, gyms, gardens and retail at the base — while the common-area fee stays modest for this specification at around ฿40 per m² per month. Scale also means stack selection decides your outcome: the bay-facing high floors are effectively a different product from the inland lower floors, and the price gap between them is usually smaller than the value gap. Foreign-quota terms run 25% on contract, 55% through construction and 20% on transfer.

On the Pratumnak–South Pattaya border, Unixx is a long-standing investor favourite. Raimon Land — one of Thailand's few listed developers — completed the 1,207-unit scheme in December 2015, and it has traded actively ever since: efficient layouts, full facilities and a location that rents year-round to a broad tenant pool. It is where many buyers start their Pratumnak portfolio.
A decade of track record is exactly the point. You can check real occupancy, real service-charge collection and a real resale history before you buy, rather than modelling them — and the gated, landscaped entrance and full facility deck still present better than most buildings of the same vintage. Running costs stay light, with a common-area fee around ฿50 per m² per month and a ฿350 per m² sinking fund, which is what protects net yield once the unit is furnished and let.

Beyond the modern shortlist, Pratumnak's older sea-view buildings — the View Talay Residence stacks, Chateau Dale and similar — regularly deliver the hill's best price per square metre. Renovation-ready units still appear in the low millions of baht. On these, due diligence on the juristic person and sinking fund matters more than anything: buy the building's management as much as the unit.
Pratumnak stock splits into three tiers, and knowing which tier you are shopping keeps expectations realistic.
| Tier | Typical price | What you get |
|---|---|---|
| Classic sea-view resales | Low ฿ millions | Outstanding ฿/m²; older buildings, budget for renovation |
| Modern mid-rise condos | Mid single-digit ฿M | The hill's core market — pools, gyms, walkable sois |
| New / current projects | Upper ฿M and above | Off-plan payment plans and the strongest finish quality |
A protected sea view — with no buildable land in front — carries a durable premium over a hill view in the same building, and that premium is the single biggest driver of long-term value on Pratumnak. Common-area maintenance across Pattaya typically runs ฿35–80 per m² per month depending on facilities.
For panoramic, protected sea views, The Panora Pattaya is the benchmark, with high floors at Grand Solaire Pattaya a strong alternative for bay views near the city. Always confirm the specific stack and floor — view quality varies sharply within the same building.
Renovation-ready units in older sea-view buildings still start in the low millions of baht, modern one-bedrooms typically trade in the mid single-digit millions, and new-project units run higher. Zenith Pattaya is one of the most accessible modern buildings, from around ฿2.8M.
Yes. Foreigners can own condominiums freehold within each building's 49% foreign quota. On Pratumnak's older buildings, confirm quota availability in writing and check the juristic person's accounts before committing. See our foreigner's guide to buying a condo in Pattaya.
Pratumnak is Pattaya's strongest area for capital preservation thanks to limited land and steady demand. Yields typically sit a touch below Jomtien's, which is the trade-off for stronger value retention.
