Buying a condo in Wongamat & Naklua

The map covers the Wong Amat beach peninsula north of the Dolphin Roundabout — Pattaya's premium beachfront strip in Naklua, home to the city's flagship condominium towers.

What makes Wong Amat behave differently from the rest of the city is that its supply is essentially finished. The beachfront plots are built, the bay cannot be extended, and new projects can only appear behind the front line — never on it. Owners here know it, which is why front-line stock changes hands slowly, discounts politely, and rarely appears at all in the best stacks. Buyers should read that scarcity correctly: this is Pattaya's closest equivalent to a blue-chip holding, bought for capital preservation and quality of life first and yield second.

The lifestyle is equally specific. The bay is calm and swimmable year-round, the beach clubs and hotel restaurants set a quieter tone than anywhere else on the coast, and Naklua's markets sit five minutes inland for the everyday Thailand that beachfront addresses usually lose. Owners here tend to stay owners — the turnover that keeps Jomtien liquid simply doesn't exist on this peninsula, and the price per square metre reflects it.

Wongamat & Naklua condo prices in 2026

Wong Amat is the top of the Pattaya market: front-line sea-view towers on Wong Amat Beach trade at the highest prices per square metre in the city — above Pratumnak and well above Jomtien. The premium buys the best build quality, the calmest premium beach and the strongest long-term values in Pattaya.

Where in Wongamat & Naklua to buy

The peninsula splits into a premium front line and a better-value hinterland:

Wong Amat beachfront

The flagship addresses — Northpoint, The Palm, Reflection — directly on the sand with unobstructed sea views. Limited supply, strongest resale.

Naklua Road corridor

A street or two back: solid mid-market buildings at a meaningful discount, still walking distance to the beach.

Dolphin Roundabout side

The southern edge where Naklua meets North Pattaya — quickest access to the city while keeping the calmer north-side lifestyle.

Foreign ownership in Wongamat & Naklua

Foreigners can own a condo freehold in their own name within a building's 49% foreign quota — the most secure form of property ownership available to non-Thais in Thailand. When a building's quota is full, a registered 30-year leasehold is the usual alternative. We verify the quota status of every unit before you view, so there are no surprises at the Land Office.

How buying a condo in Wongamat & Naklua works — and what it costs

Buying a condo is a short, well-trodden process. A resale purchase usually completes within a few weeks; an off-plan unit is reserved now, paid in stages through the developer's payment plan and transferred at completion.

  1. Shortlist and check the quota. Before you view, we confirm the unit can still transfer as foreign freehold — or whether it would be a registered 30-year lease.
  2. Reserve the unit. A reservation deposit takes the unit off the market while the paperwork is checked. The amount and the refund terms are written into the reservation agreement.
  3. Check the paperwork. The condo title deed and the name on it, any mortgage registered against the unit, and a letter from the building's juristic person confirming the common fees are paid up.
  4. Sign the sale and purchase agreement. It fixes the price, the payment dates, who pays which transfer cost and the transfer date. Resale contracts usually take a deposit; off-plan contracts follow the developer's instalment schedule through construction.
  5. Send the money from abroad. For foreign freehold the purchase money has to arrive in Thailand in foreign currency from an account abroad. The receiving Thai bank issues a Foreign Exchange Transaction (FET) form, which the Land Office asks for.
  6. Transfer at the Land Office. The balance and the transfer costs are paid and the unit is registered in your name the same day. You don't have to be in Thailand — the transfer can be completed under a power of attorney.

Transfer costs at a glance

Transfer fee2% of the appraised valueBased on the Land Office's own valuation, usually below the price. Commonly split 50/50 between buyer and seller.
Specific business tax or stamp duty3.3% or 0.5%3.3% if the seller has owned the unit for less than five years, otherwise 0.5% stamp duty. Normally the seller's cost.
Withholding taxSeller's income taxDeducted at the transfer and normally paid by the seller.
Sinking fundOne-off, per m²A one-time contribution to the building's reserve fund, charged mainly on new buildings.
Common area feeMonthly, per m²The building's maintenance fee — new buildings often collect the first year in advance at transfer.

Who pays what is negotiable and always written into the sale contract — we give you the exact figures for a unit before you reserve. General information, not legal or tax advice.

Buying a condo in Wongamat & Naklua — FAQ

How do Wongamat condo prices compare with Jomtien and Pratumnak?

Wongamat beachfront is the top of the Pattaya market: front-line sea-view towers on Wongamat Beach trade at the highest prices per square metre in the city — above Pratumnak and well above Jomtien. The wider Naklua district is more accessible than that headline suggests: the median condo list price across Na Kluae is around ฿3.1 million (roughly ฿64,000 per square metre at the district median), because inland Naklua buildings cost a fraction of the beachfront. In our current selection, studios start around ฿1.8 million, one-bedrooms around ฿3 million, and premium beachfront residences run well past ฿20 million.

Can foreigners buy a condo in Wongamat freehold?

Yes. Under Thailand's Condominium Act, foreigners can own a Wongamat or Naklua condo freehold in their own name, as long as foreign buyers hold no more than 49% of the building's total floor area. In Wongamat that quota matters more than anywhere else in Pattaya: the best beachfront buildings have been international favourites for decades, so foreign quota is frequently full or carries a visible price premium over the same layout in Thai quota. Pearl Property verifies the foreign-quota status of every Wongamat unit we list before you view.

Why is Wongamat Pattaya's premium address — and does it hold value?

Scarcity plus beach quality. Wongamat Beach is widely considered Pattaya's cleanest and calmest city beach, and the strip of land behind it is short — front-line plots are essentially gone, so beachfront supply cannot meaningfully grow. That is why Wongamat has historically held value better than Pattaya's high-supply areas: even in 2026's buyer's market, well-priced foreign-quota units in the top beachfront buildings are the exception that still sells close to asking, while high-volume areas see much deeper discounting.

Who rents condos in Wongamat and Naklua?

Families, long-stay winter visitors and resident expats — not party tourists. Naklua has one of Pattaya's most established European communities (Germans especially), and demand is dominated by tenants who stay for months or years: retirees, remote workers and families who choose the area for the quiet beach. Gross rental yields on Na Kluae condos average around 7.1%, with lower turnover, fewer vacant weeks and less wear than in the short-stay tourist zones further south.

Where exactly are Wongamat and Naklua — and how good is the beach?

Wongamat Beach sits at the northern end of Pattaya bay, in the Na Kluae district just north of Central Pattaya — about 10–15 minutes from Terminal 21 and the city centre. The beach itself is the area's calling card: cleaner sand and water than Pattaya Beach, no Beach Road traffic, and a relaxed, family-friendly crowd. Behind it, Naklua is a genuine Thai neighbourhood with a working fish market and old-town shophouses, and the landmark Sanctuary of Truth stands on the shoreline at its northern edge.
