Grand Bay View — twin towers on Soi Buakhao and Third Road

Grand Bay View is a new condo project by Modern 15 in Central Pattaya, at the junction of Soi Buakhao and Third Road. Two towers of about 45 storeys each, 1,114 homes, completion planned for late 2030. Construction is expected to start around mid-2027.

Central Festival is about 1.5 km away. Walking Street is about 1.8 km. Pattaya Beach is about 1–1.5 km. More homes in the area: condos for sale in Central Pattaya.

Homes: studio to penthouse

Layouts run from studios to four-bedroom homes and duplex penthouses:

• Studio about 26 m² (floors 5–17)
• 1 bedroom about 40 m² (floors 18–36)
• 2 bedroom about 79 m² (floors 28–40)
• 3 bedroom duplex about 93 m² (floors 28–32)
• 4 bedroom about 169 m² (floors 33–36)

Higher up you’ll find the Sky Club — sky lounge, restaurant and sky gym (around floors 41–43). Security runs 24 hours. Sinking fund ฿600/m² one-time; maintenance ฿55/m² per month.

The listed condominium apartments span floors 5 to 28.

Across sale offers carrying both a price and an area, asking prices range from ฿104,783 to ฿140,250 per m².

Figures describe the units in the current Pearl Property sample, rather than every layout built in the development. Thai- and Foreign-Quota versions of the same apartment are counted once in the home totals.

Payment plan

Typical booking is ฿200,000, then 30% on contract, 55% during construction and 15% on transfer. With handover in late 2030, most of the price is paid over the build.

Running-cost example for a listed apartment

For the 23 m² apartment reference GBV-A14-FQ, the project rates give the following example:

• Common-area maintenance: 23 m² × ฿55 per m² per month = ฿1,265 per month.
• One-time sinking fund: 23 m² × ฿600 per m² = ฿13,800.
